Newbie to investing and real estate  here, so sorry in advance if the answer to this is painfully obvious to experienced investors.I'm trying to educate myself on the possibility of flipping houses in the greater Boston area, an area from what I gather is generally very difficult and competitive to find a good deal in, and an area generally with very high acquisition costs (e.g., high risk, high reward). 

@Nick Diecidue you can always ask the seller to deliver the units vacant upon closing (that's if you haven't signed a P&S yet).What I would do is buy the property, and right away have the tenants fill out a rental application, apply that information into a 3 month lease, and deliver a notice of non-renewal 45 days in advance.

@Miryam Tesfaegzi Code enforcement violations will not show up on a title report bjy recorded liens and judgenents will.

They are reporting information to you not trying to sell you something.

If your QI holds your proceeds until the end of your exchange period you will not receive the funds and recognize the gain until 2019 if your accountant reports it on 2018 tax return with installment sale treatment.
