@Leo Chun I'd start with a number in mind that you'd like to achieve on a percentage return basis then start analyzing properties in various cities you might want to invest in and see where the numbers roughly pencil out to, then reassess at that point. 

If it was on sewer for $1.1M I could achieve an ARV of ~$1.5M (at today's valuation. 

Furthermore, if you don’t operate the LLC like a business (eg bank account, not coming long funds, decision memos, potentially board meetings with minutes, etc) you lose the asset protection you were trying to achieve.

What are some options I have to achieve this?

Not saying running a business is easy because I am sure prepared to work in order to achieve my goals!

There is no question that you can achieve higher cash flow through POHs, but it is extremely unstable. 

You are putting your money to work in two places at one time and will achieve a higher overall growth rate, but you must catch up to where you would have been if you simply invested directly.
