I want to sell my short term vacaton rental in Wild Dunes (3 br/3 bath end unit villa) but can't find anything to 1031 INTO that would work!

@Barbara S. is this door only to his unit or is it a common access for multiple units?

My reasoning is because I simply do not qualify for a loan for any properties out here and units that are being sold off in smaller multi-family properties have ridiculous HOA rules that make it quite difficult to cash flow or just pencil out in general.

No wonder we go for realtor-contractor-PM self-help way rather than blindly trusting a one-stop-shop to make the most for us.

Also any cost that I may need to consider to pay upfront other than the land it self (i.e. survey, permits, etc)?
