Going across the county to source deals, locate contractors, remodel property, and flip or find respectable tenants sounds like a nightmare.

I respect every aspect of a wholesaler and I buy from wholesalers keep in mind I’m a RE agent.

with all due respect but you are either blind to the huge problems in real estate or have no clue about this subject....or both.Real estate is the biggest market in the world by far and arguably the most archaic in their processes.And the only people who pay the price are consumers ...And this is true in both macro and micro.Or did 2008 teach you nothing?

Since they are MTM - and you can rent for more to someone who will respect the terms of your lease, I would not hesitate to wish them well in their next rental.Best...

@Tim Matthews - Congrats on getting ready to jump in the Chicago real estate market, there are tons of awesome investors that are all willing to help you out.With respect to getting a hard money loan it depends on how the loan is structured, but typically they are interest-only meaning you only pay on the interest each month, not the principal. 

As well as if anyone needs help increasing their online presence in regards to their respective real estate sector.

With respect to maintenance, I charge a 15% markup.

I just had to learn the hard way to respect the red flags.

@Grace EstebanI send them good season greetings message.I also treat them with respect and fix any maintenance issues promptly.It's a business relationship and should be treated as such.There is nothing wrong giving tenant a gift but I don't.
