For reference, this is in New Jersey.

There is no language in the MLS listing that references bonus square footage or the like.

Make sure you vet all you bids by asking for references and walk jobs that they just finished and are currently working on.

Yes, the LPs are putting capital at risk, but GPs are putting their time at risk, and time cannot be repurchased.But as noted above, you are referring to the waterfall, which outlines exactly how the money will flow from the deal, and they can be structured in infinite ways.  

Could you please refer a property management firm that you work with and can vouch for? 

You refer clients that are best listed on the MLS and they refer clients that are best suited for cash buyers.
