I'm just telling him he's underutilizing his site by going one story and if he plans to exit he should plan around what an institutional level self storage purchaser will want. development is about exit or ability to exit and risk. in multifamily we build or try to build at least 150 units. not 40 or 60 or 80 there's no buyers.

All of our jobs will have ups and downs for whatever reason.  

IE the loan we got for our coast property requires we use it a minimum number of days per year and cannot lease it out either directly or through a property manager for STR use, for a period of time.   

Looking for some advice on our current situation.

We transfered ours to our living trust directly - not worried about asset protection honestly because we have insurance and a property manager.

@Matt HendersonRally it’s whatever you want - if it’s low dollar then I would recommend dumping into the stock market or an account that get a you 5% +If you keep it liquid then you can pull it out later for another assetWe typically reinvest it in varying asset classes to keep our portfolio as diverse as possible

What should be our steps to scale the cash we have into giving us a good portfolio. 

Listing is placed on zillow.com and its affiliated sites plus I list property on apartments.com. 

Won't be such a 'burden' on our kids.
