@Sahil N. welcome to the site.You are correct that many people are looking for mentor's and that those with the knowledge do not want to waste their time.Those that will get mentors are able to provide the mentor something in return whether it be money, labor or knowledge in another area.

Take Joe's advice and hook up with someone close to where you live and basically say I can give you leg work running to the courthouse, painting units, checking on properties etc. in exchange for letting me watch how you do things.Remember each no you get just means your one step closer to getting a yes.

I believe.Done for years, you can secure your position several ways, with a JV and by contractor liens for labor and materials, by seller financing with a partial interest sold along with a sale agreement, by a second mortgage with a balloon required, or just a sale agreement with a contractor's agreement.
