In addition to building a personal relationship (nobody likes to screw over someone they know and like), I also try to have the following things available to hand to the appraiser before he leaves (assuming this was a rehab project):- List of Sold, Pending and Active comps within .75 miles and 6 months;- Word doc with list of interior and exterior repairs completed;- Excel spreadsheet with list of repairs and their associated costs;- Before and after pictures of the property.On top of that, I always ask the appraiser for a business card and let him know that I'm always looking for good appraisers to work with on future projects (this is true).

As you can see this needs to be taken into account 1 month before you need to rent the place.Painting the whole interior can take up to 1 week depending if they are using airless, the size of the crew, and will take longer if it's exterior with bad weather.

Laptops, the exterior case (shell) is built to only last 3 - 5 years and provides less protection to interior components.

Might be a good thing Bryan, I know how some like guru books, but.....I doubt very much that there is any seller financed guru book out there now that is current, so learning mistakes is not the way to go.What I have seen is great ways to sell seller financing, how to buy using seller financing, advantages and disadvantages, but there is no guru book that provides acurate information concerning legal aspects or financing basics, the internal issues of putting financing together to the extent of covering underwriting a deal.

ALL of our other creditor's decided that we were now a risk, and JACKED UP OUR APR'S from what was a decent 5%-10% at the most, current (then) APR, to upwards of 25%-29% on ALL of our cards....You do the math....along with that..some of our creditors even REDUCED OUR LINES OF CREDIT...further making it IMPOSSIBLE to refinance a current property to fund another deal, THEN THE MARKET WENT SOUTH...and REAL TROUBLE CAME that wasn't due to my negligence, but was due to a MARKET on Wall Street that had gone CRAZY...due to their own internal greed, etc....It's sooo hard to judge the masses, when your living above the clouds, to even mind or care to listen even, to the finest of details that occur in most of the lives of us little people, below the clouds.Luck will have nothing to do with me getting my family out of this mess, but my faith in God, and my hope in that most people are good and decent, and willing to help, will.Tom K., I hope, sincerely, that you never have to go through what most of my clients and family and friends are going through (who are responsible individuals becoming the scape goats in this society of late)...but if you do, God forbit, I truely hopt that you will have a network of friends and family that will not judge you, and some folks do, and will support you, and hopefully, you'll know a banker/investor/broker, someone...who will at least give you the time of day, to listen to your "story".

I’m new to the biggerpockets community and hope to make great friends here.I see a lot of posts regarding using interior designers for staging purposes but not about material selection.How often do investors use interior design services to select materials to optimize marketability (quicker sale, wider market appeal, or better renter, larger rental revenue) and control rehab costs?
