If I am not sure the story they are telling me is true, I will ask for verification/documentation.With a tenant who is habitually late and non-communicative, I would start with courtesy reminders to pay the rent.

DSCR or non- QM lender can and will get you a 30yr fixed or 5-10 arm program depending on what property type rates are as Stephanie mentioned 5-6 but not using W2, employment verification, not affecting the DTI as are benefits of working with such lender.
