District Courts since then have ruled that rental inspections are legal and municipalities may carry out an inspection program and require registration and certification. 

My LLC is in California but I had to file a  "Certificate of Authority to transact business" in the state of Michigan in order to conduct business there. 

Or would it be more directional for me to take a step back and go work a Job with a general contractor that does fix and flips while I study to get my CPM certification.

I also give them a certification, basically a signed letter, that the locks have been changed so they need not worry about any previous tenant still holding a copy of the key.The only time I've purchased a tenant a move-in gift was when I had a returning tenant come back to be my renter.

The past President will need to;1. bring the corporation back into good standing, this might be done by paying back filing fees with the State and obtaining a certificate of good standing. 2. or, if the corporation was formally closed as required by State law, the assets of the corporation should have been transferred long ago, sounds like this wasn't done.It may be possible for the past President to file a deed for correction sufficient for a title company.

@Biko Mulah - have you tried to get a CO (Certificate of occupancy) for the property?

I have purchased six such certificates in Florida and will likely purchase more in the future. 

In NJ they offer a 3- 4 month long "entrepreneurial certificate program".

In all my units, FM guts are installed even on the new toilets we purchase ...we replace the guts with FM.
