I wish I had that desire and commitment to start this back when I was at school.

@Nathan Smith If you can join and are willing to join then a four year commitment in the military gets you not only a VA Loan but also a GI Bill.

Get with local wholesaler who is doing volume and commit to JV'ing your first few deals with them.

You may find that an additional six month commitment may be worthwhile if it is the single factor to close a great deal.

A response like 'interesting idea" or 'something to think about' is not a commitment, lets them know you heard them, then go on to a different subject.
