Hello @Luis Herna,In this scenario, the buyer should provide the EMD (Earnest Money Deposit), as they’re the one ultimately purchasing the property.

Do you need the tax write offs?

The amount of the EMD only matters if you don't actually plan on closing.

If you bought it in the last 2 years, you may just be seeing the result of the property tax assessor factoring in the new value of the sale. 

The initial tenant issue was settled at $700 and change, which I paid.

Do I send them a letter, and then follow up with a phone call?
