I believe we have another 30% to gain before we are back in line with long term average appreciation (we just got caught up to 2007 price levels last year, so basically been flat for a decade).Eventually the housing market will cycle as well, also this is just a matter of time.

of course, the tenant is most likely lying. if she moves out early, make every possible effort to rerent and go after tenant for breaking the lease. if she is not lying, her grandmother will show up to small claims court and be her lawyer!
