The property is owned by a company that does exclusively section 8 and I have been told their vetting is very thorough.

The upside is I can manage the renovation much easier, and for my first reno, it will be much easier to have a local property. 

The thing is, our mortgage is at about 2.8%, and I don't have to tell you how much higher it would be if we refinanced to get the mortgage in her name alone.
