Can be profitable ,BUT, my experience as a hard money lender is that there are many companies operstimg in this field that aren’t very stable financially.

We would typically not do this, but talking to a very experienced property manager friend, they agreed in fact suggested we let them out, this would be the one exception... crazy and aweful situation.3. 

Sometimes you can waive this tax, but not sure if you can on Person to Entity transfer3.

I am looking for any helpful information you have to share or any (free online) resources; podcasts, books etc.

This seems viable with a TIC approach.
