Markets can stay irrational longer than you can stay solvent, comes to mind.

Keep in mind if you do raise the rent every tenants needs to raise the same amount, otherwise you may get sue for discrimination.

I know from experience so far that quality contractors are hard to find in this area, so if you have worked with any you like and trust on a rehab project and don't mind sharing I would love to know who they are.

It will seem like an expensive month for your tenant because they will be paying $1,500 within 15 days, however, they have to keep in mind that they CAN NOT just have 1/2 a month for free because they want to change the rent due dates.

., I'm not saying that you should not bid with a round number, though $2.00 on a 3/4 million dollar home is ridiculous, but when the deal is reached and before all is signed, simply adjust to a round number.This is about as narrow minded of an argument as one on wanting the qualification letter to match a lowball offer!
