I'm not too experienced with this so I know other members can provide better feedback; but there may be different qualification standards when it is a "business" purchasing the property versus the individual.It may be easier to purchase as an individual and then transfer to the LLC but I'm unsure how that process works.I am looking forward to others answers as well as I will be doing what you are at the start of the year.

the other main question i have is around cash flow versus appreciation. i'm looking for a safe stable investment and it seems cash flow is better for that since appreciation is an unknown.

I would look for a bank that's willing to refinance a property at appraised value (versus what you have into it) with a short seasoning period (the time a bank requires you to own a property before they will refinance it at appraised value).
