In short, all are great STR options, they just have their own unique qualities. 

Something unique and out of the norm.

If you do this you will be uniquely qualified to take advantage of the next downturn if it does happen.  

There are some unique aspects to both.

People struggle to have 500 unique properties, where ten times that many doors is achievable through large multifamily.Clarify how much money and time you want to plant in real estate investing, and which experience you want.

However, ifyou are looking for someone to execute lot/land development , this iswhere I have an advanced skill-set and a unique set of experiencesthat are ideally suited(see my bio on my website).

But, if you looked at 40 years of data in Austin and analyze it constantly like I do, and understand the economical makeup of the city and how it is unique, you will see the data does not lie. 

I know NJ has some unique requirements, and I am not familiar with them so definitely get advise from someone local.

@Nagesh Kakarlamudi, Each sale has to be it's own 1031 exchange precisely because it will have it's own unique date of closing, 45/180 day calendars, and reinvestment requirements.
