I would choose cash flow, but maybe you need to look at a different market to get more bang for your buck.We started looking in an expensive market, found a market right in the next town with much better returns.

@Jake Holmes, I've looked at frank town and Elizabeth, but my concern is the ability to find renters in those areas, what kinda draws me to the Parker area is the need for rentals and the desirability of those areas.

Thanks for the clarification @Cornelius Charlesthat makes sense..I guess I'm trying to figure out how someone like me, not established etc could market effectively...before I ever thought about getting into REI I'd gotten direct mailings and seen signs around town and I always wondered who would call those numbers because they seemed shady to me...I wonder what you or @Jim Kelleror anybody else have done that was successful...I've heard of some people literally knocking on doors but somehow I can't imagine doing that...am I going to have to change my perspective??

Hi @karen Margrave nice to meet u, in fact Malaysia market is still green than other SEA country, im focusing in project which is under-construction, mostly is services apartment(mixed-development) nearly town(Kuala Lumpur), for invest purpose here is a good place and also good pricing for looking oversea property.Beside buy& sell profit in term of rental income is quite considerable.Wish to hear from you more.RegardsKenji chai

I've been to a landlord bootcamp run by Atty Tristan Pettit, who my usual, all purpose attorney AND another attorney I know who also practices general business related law both said is definitely the best LANDLORD'S attorney in town and the guy to call if you're in any sort of serious landlord/tenant dispute or any serious case related to being a landlord where the stakes are high enough to make darn sure you've got the best possible representation due to what you could lose if things go the wrong way!
