I've stacked my renovations and take them in order so I'm never paying 25% fed, 8% state, and 15% SS= 48% tax rate on profits but rather 15% fed and 8% state= 23% total tax rate.

I'm not totally familiar with what the laws allow (or don't allow) you to do, but I do know since 9/11 things have gotten a bit more restrictive (unnecessarily so) for these types of things.Interestingly enough, I don't believe there is any requirement for building your own runway at your home.
