I also have a pro forma, but before making an offer and potentially sinking money into an inspection, I want to confirm that the tenants aren't currently delinquent on rent and would like further information about the age of the roof and the prior water issues in the basement. 

To answer this question, I think my age (62) should be taken into account, as the benefits might not be as great for someone my age.I own half a house with another investor.

Information on the tenant (I wouldn't want to touch a property with a tenant with a lease and lots of evictions, etc)  Age of big ticket items such as roof, appliances, HVAC, etc?

You are 23, you own rentals and you have built - that is HUGE for you age!

@Michele B CagleThere is a lot of good info on BP regarding the age old argument whether insurance or an LLC is the best way to address the risk of owning rentals.

It’s probably because my credit age is so young.
