Using an unfamiliar contract off of the internet makes things a little more difficult if you run into problems of a legal nature. 

Taking action is not the problem at all, everything in the internet marketing world is automated so after a while it get's boring and now I want to build a New Business here in Louisiana.

Commuting is the least of your issues.Normally getting to your goal (point B) isn't a straightforward task, and sometimes driving to Ft.

If you live with roommates make sure you volunteer to pay all the bills (internet, cable, utilities, etc.) and be sure to collect from your roomates to pay off the bills.  

Also finding out what has recently been sold, which markets have increased/decreased their time on market, gone up/down in price, and other factors seems like a daunting task manually.Thanks all!

I can't say this strongly enough... you need a detailed scope of work with a line item for every task of the rehab, including expected completion date and cost for each task.
