A legitimate cash buyer should have no problem providing proof of funds when there is a deal on the table. 

Set up your state LLC and in the operating agreement show the percentage of the company each will have based on the loan amount and amount brought to the table.

You can build this into the deal so you recover it but it makes you less competitive and you leave too much on the table.

We are in a position to bring capital to the table and offer partners financial backing.

Take any percevied issues off the table. 

There are deals to be done in every part of a market cycle.I do think the NYC suburbs will continue to see strong growth in the short-to-medium term, especially with WFH being on the table for so many office workers.

Other than working in retail and in a restaurant serving tables I was thinking to work at a title company, as a paralegal for a real estate attorney, or as a virtual assistant. 

Higher fees will have the net effect of lowering returns, but an experienced syndicator is taking some level of risk off the table, so the lower return is warranted.
