For the record…I know basically nothing abou t Nigeria, but any country that condones rampant scams, corruption, etc. is one I want to steer far clear of!

One thing that we had talked about is finding a note buyer during escrow who would be willing to write a letter of commitment to purchase the note at a later date, preferably after some seasoning so as to avoid SAFE laws.

It does suck committing that much money to something each month, however you're much better off doing so to acquire a rental property than a new car :)

When it comes to crime statistics and area ratings, My #1 go-to is https://www.niche.com/places-t...I really like Niche because it not only gives a general area rating, but school ratings, crime, housing, diversity, and nightlight.

My goal is to avoid discrimination of any and all protected class while minimizing the commitment to other written criteria (at least publicly).

Keep in mind making an offer is not actually a commitment.

Lucas, I use the current WRA (Wisconsin Realtors Association) This lease works well because it is updated yearly, and follows all Wisconsin guidelines to a T. 

They like to say your'e qualified for that loan program after a $999 Commitment Fee, then miraculously after that you don't qualify for that one.

I assume they charge, but I don' t know how much.
