If you buy then buy to hold, buy with enough cashflow to leave you room to pull back rents in case the rent prices drop, so you could ride out any down turn that comes.the market is still hot in some markets but if you look at what is happening in the stock market today it is going to scare a lot of people.

and the only way to add the renovations into a 1031 would be with a reverse exchange and that adds more expense than you would have tax savings wise.And I doubt if a lender would underwrite a loan with the sellers note in first position.

They seem to forget it takes 10 years and on top of that some of them don't invest or acquire assets, like tangible assets including but not limited to property, stocks, bonds, CD's, mutual funds, or classic cars.They want to buy a home but they can't give up the honeymoon to Hawaii and new SUV in the driveway.

This is nothing more than the asset performing, same as a stock going up in value or receiving dividends in a ROTH.If your Roth has checkbook control and is in an LLC the state may send you something saying that your LLC hasn't filed taxes.This happened to me.
