I'm not particular about staying in Durham as I plan to take as passive an approach as I can (to that end I've been listening to the Passive Real Estate Investing podcast, but Norada is US and I'm not looking to go to the US quite yet if ever).  

As long as they have done nothing wrong a judge could let them stay if they agree to pay the rent.

I'd recommend dedicating at least a couple hours to reading up on the BRRR strategy before you start.... don't want to run into surprises on the refinance. 

I agree that not many people can or want to guarantee anything, so if they do, I'll be surprise. 

With Detroit I stay clear of war zones, and pay attention to the client base, by this who is my target renter. 

I would ask your self how much of that revenue would truly stay when he were gone...

She did not leave, so i went to file for an order of possession, she left the property the night before the eviction date, since i drove by the property everyday i kind of knew she was going to stay there until the last minute, i saw when she started moving and followed them, so i know where she lives now.
