If you more than one owner/member in a LLC, the LLC will file a 1065 partnership return, but all that does is spit out a K-1 (like a w2 or 1099) showing the profit / loss that you need to report on your 1040 form.If the LLC is single member, then you will basically continue file addition SchE for your long term rentals. 

Non-pet owners still need to complete the pet addendum.

The rental agreement should cover cost items that the tenant is responsible for paying - consequently any cost left over is covered by the owner.

For example: 975k for an old (100 years) place with 100k income and 27k property taxes and owner paying $8,200 in annual utilities plus insurance and maintenance costs. 

I currently have few acres with a house on it and have a private buyer lined up. The sale is 250K and he wants to put 150K down and spread the other 100K over the next two years. I owe roughly 140K on it and wondering...
