I know the county clerk's office has Lis Pendens but when I went to the site (Nassau county clerk), it seemed like you had to go house by house to see if it was on Lis Pendens.

I own a pool at my house and once a pool water gets out of wack it can take multiple days to get it clear again.The 2x per week price seems pretty reasonable for that peace of mind.I bought a gizmo that will constantly monitor pool chemistry and send me alerts if things get out of whack.
