I just want this to be over with and have the house renovated and back on the market for rent.

We have a number of renovations planned for the dental office space, which would benefit us much more if we owned the building as well.I mostly need to know what questions to be asking or critical information I may be missing, I don't want to buy something that ends up costing us money in the long run, just for the sake of being our own landlords. 

I own 4 homes outright and I have bought them on as renovations that have required several hours of my time and effort and capital to rehab.  

Initially I was interested in purchasing, renovating and leasing the units out - there are (3) 2 bedroom/1 bath (approx. 1000 SF ) units, (2) 1 bedroom/1 bath units (approx. 750 SF) and a office unit on the ground floor (approx. 750 SF) , these units would rent out between $950 and $1,300/month - however, the owner was not interested in selling but she did offer the option for a triple net lease. 

I can tell you that managing and overseeing renovations is stressing enough.

Hey guys, I want to hear stories from some vets whom have been in in a situation where the cost of a renovation for a rental has dramatically exceeded the budget.I started renovating one of my rentals and I am about 20k over what I allotted and essentially put all of that on credit.

And is the market value the ARV or the current value that would then be increased with the renovations?
