Location still stands as the most important, even within a suburb, it can come down to the street, neighbors, whether there is an anomaly, like high wires, or nearby railroad tracks, etc.

I think it can work, but probably in conjunction with other means.For instance, it is useful to mail postcards to a certain list, and then you track the return mail. 

I have been an employee with the company for 10 years and the company has been profitable every year so it has a good track record. 

If you have a way to fast track doing the paperwork etc you definitely are bright indeed.
