This looks to be on the higher end from what I’ve see but pretty normal if you sell your house with any agent.Could be less if the value is a lot of say 500k-1M

No, you can't represent yourself and ask for the 7.5% fee unless you hold an NY real estate license.FYI streeteasy began charging brokers to list rentals last year and so the number of listings there has drop pretty significantly, particularly at lower price points.

I try to make it pretty clear how things are going to work when they rent my properties, and if this is going to be a problem for them they need to move along.

Pretty much all of the apartment complexes here rebrand when new ownership takes over and the first thing they do is paint the interior and exterior and do some cosmetic upgrades (paint or replace cabinets, new counters).

I have barely marketed that I do it, it's mainly word of mouth, referrals, etc but I am very good at it so news spread pretty quickly. 

The FHA guidelines do mention the foundation has to be "safe" but it is pretty vague about it.
