Owner-occupancy shall not be required if the owner is another governmental agency, land trust, or housing organization.(3) Require the recordation of a deed restriction, which shall run with the land, shall be filed with the permitting agency, and shall include both of the following:(A) A prohibition on the sale of the junior accessory dwelling unit separate from the sale of the single-family residence, including a statement that the deed restriction may be enforced against future purchasers.

We have generally prohibited allowing pets.

Earthquake insurance is separate and prohibitively expensive and almost no one has it.

Just because you are a couple hours away, does not prohibit you from managing it effectively.  

There is no "per se" prohibition against particular animals.

I did a quick case search in the state of California and found nothing in their own state case law that would prohibit a person bringing suit based on the type of natural resource being sought.

If you do allow it, just be sure to explicitly state on the lease and explain verbally that they are allowed "2 Guinea Pigs" only and that any other animals are prohibited without your prior written consent.

Nevertheless, it is definitely forbidden under the broader prohibition against discrimination on the basis of familial status.

And I think most forms of garnishments are prohibited in Texas.

Basically, the new law just prohibits the "No Section 8" you used to see in rental housing advertisements, and requires landlords to screen Section 8 applicants the same way they would any other non-Section 8 applicant.
