The 10 year maturity date is where the HELOC will modify into a different product all together.

I've been researching since I posted and I think i found a product I like. 

One of the best ways to go as described by John Jackson in Tarrant County (Ft.Worth in Texas) who teaches this method for about 15 years and has developed a good sales contract that gets you paid before the product sales and he usually quotes the list price to the owner in a fairly nice area.He usually calls houses For Sale By Owner in decent areas. 

It just may not be feasible or wise to spend the time to create a database, maintain contact with owners, lenders and prospective buyers when there are few transactions).Conversely, available product is scarce in major markets, and as a result, a MHRV broker in a nearby state likely knows many eager qualified buyers.In large markets, I think posting a listing on Loopnet or other listing sites can be the kiss of death for a good quality/easily financeable property – before you know it, tenants and employees are alerted, and you have a bunch of worried employees and tenants on your hands.

I know the FHA 203(k) works for your primary residence, but does anyone know of other common loan products out there for investors to mortgage both the purchase price and the rehab costs? 

When our neighborhoods are deteriorating or just plain unsightly with overgrown weeds, cracked sidewalks and chipping paint, it's deeply satisfying to buy these run down eyesores and turn them into beautiful productive homes that people can be proud to raise their family in.

I said hey well the problem is even with the same exact product, the color would be off.
