The LLC question was Bill's assumption, I didn't bring that LLC structure in my initial posting because I didn't want to complicate things...but you both are right, it is part of the question (although not from, or not only from the 1031 exchange perspective): what is the best structure to hold these properties?

For STR I only use it to post expenses since Airbnb handles collection and distribution of funds but as I say, that part is cumbersome.

You might try googling "warranty deed West Virginia", and then look for some legal blog posts that discuss the specifics of warranty deeds in West Virginia, and whether in fact that's what they're called there, before then going back to the search results (maybe modifying to "sample warranty deed West Virginia") to find a template of the document from a reputable source.

Most of what I posted is from the book referenced by the OP, except for the portfolio statement.Because the OP was given only one total tax number from his CPA, my thought was, from his “portfolio” of 8 properties, to roll-up the individual ‘Cash flow before taxes’ into one number and subtract the ($3,000) total tax bill to get his net income.

Insurance premiums - make sure you get an accurate initial quote on this and have conservative assumptions as they have been increasing at 10% per year the last couple years.Good luck!
