If I were starting over again, I would dedicate every waking moment to building a cash-flowing portfolio so that I could be financially independent from just that income stream.

And I tried to be as comprehensive in my modeling as possible, including purchase and sale closing costs, the value of tax deductions, management costs, etc.I know this community is dedicated to investing in real estate specifically, but it's still an investment, and every investment is measured by the profit it can produce and must compete with other options.What am I not understanding or missing here?

And do you have pricing for a texting VA>  I currently use Launch Control for texting but I am not able to dedicate the time needed to send texts. 

Since you have kids, you might prefer a separate space that is more of a dedicated rental.
