@Glenn Zhao @James Wise as James suggest its probably not PM its probably asset class some properties in the US just are not appropriate for out of area investors you need to be like Timothy Murphy III those type of folks can make it work ,,, you on the other hand get killed financially and maybe not too far off if the hoods are that bad it could be physical risk

I'll work on my 2017 goals over the next couple weeks, but it will probably be more on physical and mental improvement, as that is something I have neglected lately, and want to save cash for my own deal, as I'm probably done with being a passive investor for a while, but at least have Fannie Mae cred now.

Ours includes a clause that holds the tenant liable for re-letting costs and for rent up to the point a new tenant takes possession, as well as any physical damages beyond wear and tear.Financial damages and physical damages are the same....they both ultimately are money from your pocket.Financial damages are actually easier to account for and justify in court.
