For my small size it seemed unnecessary and I didn't see the benefit in the small companies for a small time guy like myself.What I do is I can collect rent through Venmo (free), I have a tennant application embedded into my website (cognito forms...also free) I screen tennants through mysmartmove.com (Transunion's company gives you credit report, background, criminal, eviction etc. and tennant pays for the screening so also free.)

I have State farms on my main house & attached ADU, but since they are NOT issuing new policies in California, I have been unable to find an INS company willing to just provide INS for my rental.

My only other bills are phone, insurance, gym, and student loan.

I always do my transactions through a third party title and escrow company or real estate attorney.

Charlesa, you don't form an LLC "On a property", you form the Limited Liability Company as an entity to conduct business. 

I keep all the important formulas on a notepad on my phone.

If its feasible for you to keep the property mgmt company on the books until the end of the year, that could definitely be beneficial to you especially if this is your first STR.
