I wonder if Newsom even realizes how much pain he causes landlords; if the laws were fairly balanced for both tenant and landlord, most people would be happy.

In MD we have loss-mitigation laws passed after housing crisis that exposes you to great deal of liability if you contact people 60+ days in default  and offer to buy their homes.

It may not make financial or economic sense, but some people (me) reach a certain asset level and just do not want to deal with debt anymore.   

People wont leave their current homes til rates come down.

It is true that does not apply to investment property, but what happened was that first time home buyers that did not qualify for a home loan were trying to circumvent that Dodd Frank rule by saying "oh, this is a rental property" (wink wink) and then move into it...basically creating a no-income verification loan.

As a life long courthouse steps buyer.. reality is U need to learn how to do your own basic search.the reason is only about 1 out of 20 or less props that go into foreclosure actually go to auction and are sold.

@Sam Walls been talking to a lot of people, and yes I heard of hard money lenders but haven’t went down that rabbit hole yet, I’m just glad I atleast have options to borrow money to rehab a property, thank you!

It helps you have more credibility than people who might just be tire kickers.

Looking at the Citrona website, I see basic spelling mistakes, a lack of executive/owner bios, and no case studies showing the financials for some of your projects (which is surprising as one of the founders worked for 10 years at a financial services firm).

Basically finishing materials if you will.I can't really buy plumbing, electrical, hvac materials because there is going to be a fitting or part that they need that probably at some point will get missed.
