The out of state owner is looking to offload this apartment complex where they have overspent on capital expense items in the last 3 years due to natural disasters.

If they are squatters you will have to go through an ejectment which is lengthier and more expensive than an eviction.

$4K per month is what I anticipate my monthly expenses to be, with mortgage, utilities, etc.

I am seeking advice on making my offer compelling but also making sure I'm not missing anything/potential expenses.

@Yoav Gilad, this sounds very sketchy and somewhat manipulative, but is there a site or resource for finding property owners with overdue medical bills or expenses?

@Dominique Guinnane From my personal perspective as a seller I don't care if the offer is below asking or near asking with a seller paid buydown.

Other closing expenses usually aren't deductible.

Hey everyone, my wife and I and her two brothers all own two homes with mortgages still being paid.

I have a B2B account with Crate & Barrel, too but I find them much more expensive.  

The difference in rent is about $300 with the lower rent being in the less expensive home that has not increased a lot in price, the other was almost double the price and has more than doubled in price (that market is nuts)...so I get a less rent relative to the price of the home, but the increase in the value of the home more than makes up for it.
