You can go to the bank and get prequalified which is usually a prudent action regardless.

Taking action is something I can do, I'm just trying to minimize my mistakes and to look for some guidance.I know time is more important than money and I'm not one of those people who expects things for free.

It came off as negative, leading people to defend themselves or their actions.  

Your eviction action granted the fact they were evicted and owed you the $3000.00 So now you'll need to file in small claims also.. you could try and give judgement to a collection agency to get garnishment.. the % of garnishment they would take per pay check is better done with a collection agency I would think.. 

I'd flle for eviction, they are just going to not move and don't be surprized when they are their on the 1st and longer if you don't file now, it will take at least 2 plus weeks for eviction action.... 

You can file an ejectment action after the foreclosure.  

Just sound methodical actions every day, week, month and year and you will get there.
