Of course, if you do any renovations on the property to get it ready for rent, those renovations may need to be capitalized (added to your basis) or might be expensed, depending on what is done. 

Definitely more work & communications than a long term tenant and you have to furnish the place of course. 

Some are a little more aggressive and are 75 bps higher than conventional, but never 1-1.5%.This is assuming we're talking 30-year fixed, of course.

Have it taken out carefully and sell it to a specialty dealer when the time comes.I think this should tip the scales toward covering it, and I almost always refinish my own floors, using my own equipment.

If they had told you this when you bought the property you could have adjusted your course to accommodate establishing an investment intent rather than the fix n flip intent.  

I searched online for a CPA in my area, and every single one of them offered free consultations (not necessarily in person).
