I want to be a mentor someday because i know its not easy to start, i am tired of all the scams out there.

You could mentor them to help them become successful in exchange for a percentage of their deals. 

After reading and listening to some real estate books I have decided I want to invest in real estate.So I move some sticks here and there and I got the phone numbers of some agents and brokers.I called them and without any luck I pretty much got shut down here and there.Maybe it's the lack of experience and/or lack of money.I was hoping I could find a mentor.

Of course hoping for mentor guidance, but even more so friendships, partnership and networking.

After I get my license, I will be mentored through the real estate office.

One other thing are there any mentor prorams that are legit?

Maybe shave off some % in exchange for the mentoring?

Does anyone have any advice on how to meet investors in your area, or how about how you met your mentor?
