Its almost a guarantee when you relist with a regular agent, that the first listing will cause you a stigma in the market place.

I mean double in many instances..I think in rural Oregon which is 95% of the state by land mass.. the economy ( which is dead and dying in many of those small towns like much of rural US) will take care of rent rates on its own.. if the locals cant afford it you will have vacancy.I think the stress right now that hear from PM's that are bigger.. is the new Construction A buildings in some parts of Portland are struggling.. as rents are at or above what a mortgage payment would be on a median priced home in the market place. 

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Armando  and Premier had it out and sued each other.. so its not ARmando behind premier its was the other way around... just setting the record straight there  but you guys are all good detectives and you have figured it out !!! 

.- Tenant applications, background checks, payments and tenant reminders would be a plus- And I don't know what I don't know - so whatever else I might be missingI've gone through the BP marketplace list of each software provider to narrow it down. 

And you at least have a leg up on your local private room competition--I typically prefer a private unit rather than a private room, unless I'm solo traveling and want a local's input (which you can still offer anyway, being right upstairs).I also agree with @Jimmy Woodard to list on both STR and MTR marketplaces.
