I have two questions.1)  How do I maintain limited liability on rentals if they are in my personal name?  

If you ask me, even if I got stuck at the asking price, being able to walk away from renting someone else's property for $1200+/month to paying myself $500/month and then still making over 10% Cash-on-Cash annually is a pretty good trade-off and sets me up to be able to get to the next one fairly quickly.

She made a complaint to South Coast Fair Housing, and they arranged independent testing to phone up and pretend to want to rent the property, and allegedly my management company told them that he is not accepting Section 8 vouchers as well. 

To keep this from happening, make sure you and your co-owners: Act fairly and legally.

I'm currently doing a fair bit of studying (reading, listening and watching) in this field as well as actively looking for properties in the Arizona and North Carolina markets.

But you already own a property and maybe you can maintain objectivity way better than me. 

I'm not familiar with all of New Jersey, so I was soliciting perspective from the BP community that may know of specific areas with the general attributes, which in hindsight were fairly vague. 

Though I am brand new to the NOTES end of real estate I am blown away at the numbers these companies are coming in with as Fair Market Value.

Then we will need an additional furnace at a cost of about $3K.One option we are considering as an alternate is to use a version of the RUBS system in which we maintain the shared gas account, and split up the expense using the square footage of each unit to determine their portion of the bill.
