@Drew Brown  Sorry for the delay, busy season.....We do rent a few more remote properties (but not too far from office) and have turned down many....A main criteria that there would be some kind of phone service, land line or access...Many areas outside of the cities have shaky cell service so not being able to have someone contact us in an emergency, to me, is not workable. 

Here’s an example of one instance where American Homes 4 Rent (AH4R) has issued about a half-billion dollars in bonds, at an average pass-through rate of 4.138% (there’s that number I used for our mortgage for comparison purposes).

That's mainly what I own now... and C or below makes me a little nervous. 

This is why we purposefully built our initial leasing fees to be very small, often simply covering the Tenant Realtor Commission making the PM Company (us) near nothing.  

The rate, although important is not my main decision factor. 

On October 1st can I use the rents coming in as income for financing purposes?
