Wesley above wrote a great paragraph, but what you can do is raise the guarantor requirements to make 6X income to qualify due to affording his life and his estranged wife's life. 

So the chance that you will ever buy any investment at the perfect time/price/rate... it's a fools errand to make that a criteria over ROI, location, condition, etc.Now maybe if you were saying you were thinking about only doing 19 deals this year instead of 20 and you wanted to hold that cash for a potential better buy after a crash, I get that too. 

In my market you can easily list your house in "as-is" condition and state "needs TLC" or whatever and people are still buying them.

When life gives you lemons.... 

I have lived here my entire life and have seen such a growth in my community and have a lot of questions about how I can get started investing in rentals as well as fix and flips.

Not sure if that's a good rate or not if we went that direction.My father in law has encouraged us to go ahead and lock into a conventional mortgage, but my concern there is the appraisal, as the house in its current condition may not appraise for the sale price.

I just started listening to the BiggerPockets podcast a few weeks ago and it was life-changing.
