When you have a multi-tenant apartment building in a small community, you need to consider what would happen if a large employer left the community.

This year, my goal is to be at 8.0%, as several of the properties I purchased last year had below market rent on leases left over from the down turn and I've been able to increase those rents by $100 - $200/month.

The owner lowered the rent for the upper unit tenant to keep him around after his Wife left him so he did not have to deal with an unknown new tenant coming in, since the upper has been there for 6 years and is very clean.  

I have lost friends that i consider family and have also seen what happens to the families when they lose the heads of the households when they did not have anything left for them.

Hopefully i can align my plans around the meeting.

I can pass on Property A, but if i get outbid on Property B, or the inspection comes up with major issues, I would be left with nothing.  

I left roughly $35,000 in and cashed out my entire investment with a small profit.

The mother died and left the house to both the son and daughter (and apparently left one of the sons out...).
