Any suggestions to build a lead funnel?  

You use them which is great, but reading the forums investors are talking about the rising interest rate, and the FHA 10 loan limits, which is leading me to believe that most investors here are using full recourse loans.

I have done a great deal of study on monetary and fiscal policy and its macroeconomic effects and have been satified with my understanding and has lead to greater confidence and clearer vision in my real estate investing.

GOOD DEALS.Learn enough to get out there and start having seller's call you, filter enough leads and you will find the quality ones, get contracts.

Do mean as far as leads on motivated sellers, vacant property owners, how often to re-mail to those that haven't respond or how often to add to the list?

I was looking for something that can hold all of my marketing leads, customizable with drop down leads, searchable and maybe even have some sort of mail merge feature.

So I have a realtor, a CPA, a couple leads on contractors, a lender, I have started my business plan...outside of a deal all i'm missing is a real estate attorney, right?

They travel to those places and lead investing workshops.

Nothing wrong with that Chris, and I agree with Jon, I believe you just need to sell the securities (which will lead to long term capital gains taxes to be paid).
