Keep in mind the deed recording can be delayed months from the date the sale is completed as well. 

Keep that person happy, and they will keep you happy as well.

Who is doing the ARV evaluation because I have seen a lot of examples over the last 3 years when a new investor looks to buy a property and ends up having the wrong ARV or sale value.

I believe this is correct - doable but very challenging to qualify STR with conventional in a high-rate environment like we've been in.Sharing this article published last year on STR Loans Options Pros/Cons, etc if it helps!
