You reminded me of a book/essay I read a while back called "Profit and Loss" by Ludwig von Mises. 

During their tenancy, I will pay for repairs to non-cosmetic items, as the law requires.

But that was 3 years ago.Since I have owned this property I have had it rented for a decent amount, cash flowing monthly and no repairs needed (this wasn't by chance I knew all of the mechanical items had been in great shape) .

This way you would even have some immidiately available to you in the savings account as your getting the money from the CD's outI would think investing them in stocks would be too high of risk for such a potential short term and also the potential loss of money.  

Make sure you get a positive cash flow and a contincy line item.  

Point to the type of item you want stick your hand in your pocket, watch him pucker up and lay out options for you. 

Keep in mind that vendors will substitute items if they don't stock what's been sought (i.e., vendors may not stock 14' long dimensional lumber, so they'll substitute 16').3) Since lumber is a commodity, prices fluctuate constantly.
